Terms and Conditions

Please read the terms and conditions before making your booking. Any breach of the conditions stated here will terminate the holiday let contract without recompense to the holiday maker.

Period Of Hire

The short-term holiday rental of the property is from Saturday to Saturday commencing at 4pm on the day of arrival and ending at 10am on the day of departure.

Number Of Persons Using The Property

Bookings are accepted on the understanding that the number of people staying in the property does not exceed the number declared on the booking form at the time of booking. Any additional guests MUST be declared to the owner in writing before the start of the hire period.


A non-refundable deposit of 25% of the weekly fee is required to secure all bookings made 8 weeks or more before the start of a hire period. The deposit must be received within one week of the booking form being issued, with the balance payable 8 weeks before the start of a hire period

Bookings made less than 8 weeks before the start date of the holiday must be paid in full at the time of booking.

Non payment of balances by the due date will be regarded as a cancellation.

A Good Housekeeping deposit of £100 is required. This will be refunded within 1 week of departure, less any costs for damage or extra cleaning, following a full and satisfactory appraisal by the owners.

We will acknowledge receipt of all payments which can be made by cheque or bank transfer in pounds sterling. We are unable to accept credit or debit card payments.

Cancellation or delay

In the event of a cancellation all monies will be forfeit unless we can re-let the accommodation for a comparable rental fee. If the property is re-let for the whole period we will refund monies paid less an administration fee of £50.

No refunds will be given if your arrival is delayed for any reason, such as ferry or plane timetable disruptions due to adverse weather or industrial action.

You are strongly advised to ensure you have travel insurance in case an unforeseen event causes delay or forces you to cancel your holiday.

What's Included

  • Bed linen (duvets and pillows).
  • Towels (2 per person). Clients should bring their own towels for the beach, water sports or outdoor activities.
  • Tea towels and cleaning materials.
  • Electricity and heating oil for hot water and central heating.
  • A supply of logs and kindling.
  • Unlimited broadband. Clients should be aware that down-load speeds and reliability of the service may be lower than they are used to.


Up to 2 well behaved dogs are welcome by arrangement at an additional cost of £20 per dog. We do not allow any other pets in the property.

Dogs are NOT allowed on furniture or into bedrooms. Dog owners should provide their own dog bowls and dog bedding. Dogs must not be left unattended in the property.

Clients must remove all evidence of dogs both inside and outside the property on vacating. Any extra cleaning will be charged at an hourly rate of £20.

Dogs MUST be kept on a leash and under control in the vicinity of the property as there are sheep and cattle roaming freely on the common grazing. Responsible owners will be aware that this is especially important during lambing time.


Smoking or the use of e-cigarettes is not permitted in the cottage. If clients smoke in the garden they must dispose of cigarettes responsibly.

Your Responsibilities

The client is expected to take responsible and proper care of the property, furnishings and fittings and to leave them in the same clean and tidy condition and state of repair at the end of the rental period as they were found at the start of the rental period.

The owner should be contacted as soon as possible, within the period of hire, if you have a complaint about the accommodation or you find that anything is faulty and requires attention.

We will endeavour to deal with your complaint and repair or replace any faulty items as soon as is practical, but due to the limited period of hire it may not be possible to achieve this in all instances.

Any costs due to damage or breakages during the rental period or extra cleaning costs due to wilful or excessive mess (charged at an hourly rate of £20) will be deducted from the security deposit.

Owner's Rights and Responsibilities

The owners reserve our right and that of our agents to enter the property for the purposes of urgent repairs or maintenance at any time.

The owners will accept no liability to the client for any loss, damage or injury however caused to the client or to the client's personal property.

The owners will inspect the property and ensure it is clean before your arrival. A full inventory will be checked at the end of each rental period.
